Renovation Cost Calculator for Homeowners

Find out what your project is likely to cost before you call a contractor. Each calculator gives a low, typical, and high price for your state, then helps you add a contingency reserve so you can plan a budget you will not outgrow halfway through the job.

How to set a renovation budget

  1. Start with the typical estimate. It is the midpoint of the published range for a job like yours in your state.
  2. Add a contingency reserve. Hidden damage, code upgrades, and changes of mind are common. Many homeowners hold back 10–20%, and more for older homes.
  3. Plan for the high end. The calculator shows what your budget looks like if bids land at the top of the range.
  4. Compare like with like. Ask every contractor to price the same scope so the line items line up.

Comparing contractor bids

  • Get at least three written bids for the same scope.
  • Check the contractor's license, insurance, and references.
  • Ask what is excluded and how change orders are priced.
  • Be cautious with a bid far below the range. It often means a smaller scope or skipped steps.
  • Avoid paying most of the price up front; tie payments to finished stages.

Prices are planning estimates from public wage data and published cost guides, not quotes. See the methodology and disclaimer.
